Policies

Cancellation Policy:
  • 100% refund for cancellations made more than sixty (60) days from check in date.
  • 0% refund for cancellations made less than sixty (60) days from check in date.
We collect a damage deposit up front.
A damage deposit of $500.00 (US dollars) will be collected at the time the balance payment is due.  If there is no damage incurred, renters will be refunded this money.  If there is damage, replacement costs, or extra cleaning expenses incurred, the amount will be deducted from the damage deposit.  Any additional costs over and above the damage deposit will be charged to the guest.  Our Rental Agreement stipulates more details.

Casa Brisa Tranquila is our home. It is designed for guests seeking a relaxing and tranquil vacation.
It is important to us that we are able to offer all of our guests a home that is well-maintained.
With this in mind, we have established expectations through our rental agreement, with rules and guidelines that allow us to offer you a home that is free from smoke, wear and tear from large parties, outside visitors, and pets. Our rental agreement details other expectations, including ones that help us maintain the property’s amenities.

When you enter the front door, the view will take your breath away. There is a view of the sea from every room. The house is incredible, it is bright, light, airy, decorated beautifully and so very comfortable. The location is perfect, away from the noise and crowds of the shopping areas, but only a short golf cart, taxi, or bus ride away. The staff is outstanding. I really enjoyed the massage therapist and the private chief both suggested by the owners. If I could give 10/5 I would! Love, Love, Love, Casa Brisa Tranquila.

Absolutely the most well-appointed, stunning, completely equipped home rental we have ever stayed in on any island. The architecture is beautiful and modern, and the view is BREATHTAKING!!!! Punta Sur is stunning with the ruins and walkway around the turquoise waters! We were met with snacks and margaritas, and it was all we could have dreamed of and more! I cannot wait to revisit! We had a lovely stay at this beautiful home. Patricia and Leo were so gracious and helped us with everything from food supplies, golf cart rentals and the best places to visit. Even recommended a private Chef who came out to the house and prepared an amazing meal accompanied by cocktails. My husband and I will definitely be coming back to this wonderful home on such a fabulous island. So many fun things to do!!! My favorite part had to be floating around in the endless pool, looking out into the Caribbean Sea. My definition of total relaxation. Thank you so much for sharing your home with us.

The pictures do not do justice to this serene paradise with breathtaking views, sunlight shimmering on art pieces throughout the day, and the many shades of blue from the infinity pool to the ocean coral streaks and deep blue sea. Casa Brisa Tranquila and Isla Mujeres is indeed paradise on earth. Casa Brisa Tranquila is located on the Caribbean side of Isla Mujeres. When you enter the front door, the view will take your breath away. The color of the sky and sea is amazing, I have never seen so many shades of blue! There is a view of the sea from every room. The house is incredible, it is bright, light, airy, decorated beautifully and so very comfortable. It is evident that a great of thought has gone into this lovely home. The location is perfect, away from the noise and crowds of the shopping areas. For those wanting to shop or visit the North Beaches it is a short golf cart, taxi, or bus ride. The staff is outstanding with the team and owners available to help where needed. I really enjoyed the massage therapist and the private chief both suggested by the owners. Cancun International Airport (CUN)
Private transfer companies offer transport on the 30 minute ride to Puerto Juarez in Cancun where you then take a 20 minute ferry boat to Isla Mujeres. Our Concierge can help plan or we can recommend transfer companies.

Our property manager or concierge can meet you at the ferry terminal upon arrival to Isla Mujeres and help you get a taxi to the house.
Our property manager will meet you at the house and give an orientation tour of Casa Brisa Tranquila at which time you’ll receive the door code. She will also be happy to help you rent a golf cart.
– Check-in is 3pm – Check-out is 11am – If your arrival or departure time does not mesh with these times, please let us know ahead of time so can prepare for our next guests properly.
A very personal preference. Suggested budget for two guests $200-$250 (USD) per day. This covers us for eating and drinking out 2 meals per day (with one upscale place- wining/dining), snorkeling, renting a lounger at North Beach, a spa service, and souvenirs. If you include a fishing tour, an off-island tour, or private chef services on a regular basis that will require you to budget more. There are lots of ways to make your dollar stretch.
No. CASH is King. Very few places on the island accept credit/debit cards, and some even offer a discount to pay in cash. Although the US Dollar is accepted, the exchange rate will be better if you pay with Mexican Pesos. We recommend coming to the island with some Mexican Pesos on hand. There are convenient exchange places at the airport and on the island at the Isla Mujeres ferry terminal, and at ATMS at banks.
Tipping is always appreciated and never required. How much you tip, is up to you. As in the US, we tip 15-20% of our tab/service. It is against the law for restaurants to include the tip on the bill, but that does not stop some from trying to add a tip, so always review your bill carefully, and look to see if your tab includes “servicio” or “tips” before leaving a tip on the table. Islanders work very hard to meet tourists’ expectations and often work for nothing more than their tips, for example the porters at the ferry dock and the baggers at the grocery store work ONLY for tips. We ask that you tip our staff at your discretion upon your departure.
Yes, there are a number of banks on the island, each with ATMs. There is an ATM at the Chedraui grocery store, and you can wire transfer money to yourself via Remitely. Ask us for details if you need assistance.
– Yes! Just ask our Concierge or our property manager to help you. – Yes- there is a bus service on the island that runs until 9pm. You can wave down the driver to stop in front of the house. Bus fare is $2.00 (USD), they offer On/Off all day bus fares.
Yes! Just ask our Concierge or our property manager to help you, and they will provide you an itemized receipt for your cost of the groceries. There are three grocery stores on the island, and many mini-supers. Chedraui is the name of the grocery store most similar with what Americans and Canadians may be familiar. They stock many familiar products and produce.
Absolutely! Ask our Concierge to help you plan. There are many private chefs on the island, each can prepare a delicious breakfast, lunch, and/or dinner for you with specialty drinks, if you’d like. Our gourmet kitchen and outdoor grill are fully stocked and ready with everything needed to prepare meals.
Yes! Massages, yoga sessions, facials, nails, and more. Just ask our Concierge for help. We have a massage table and yoga mats/blankets/blocks handy at the house.
Yes. Isla Mujeres is only 5 miles long north/south and 1 mile wide east/west. All beaches are open to the public. The best beaches are 15 minutes away by golf cart- North Beach (Playa Norte) on the far north end of the island and Central Beach (Playa Centro) on the far northwestern point of the island. There are other beaches on the eastern coastline all along the island. There are several beach clubs as well on the bay side of the island.
Yes. Casa Brisa Tranquila is located on the south end of the island. This part of Isla Mujeres is more tranquil than the north end of the island. There are restaurants/bars, a water park, and an historic site within walking distance from Casa Brisa Tranquila each with amazing views of the Caribbean. The north end is also known as the downtown area. It includes residences but offers more bars, restaurants, shops, beaches, and “hub-bub”. Mid-island also offers places to go, things to do. With the island being only 5 miles long, you are close to “the action” yet distanced enough to enjoy tranquility at Casa Brisa Tranquila.
No, not for personal use. Our laundry facility is for our staff only. Our property manager can help you with off-site laundry services. Although we recommend a 24-hr laundry service, it is better to give a 2-day buffer to have your clothes laundered and returned to you.

Yes! Ask our Concierge for help. Casa Brisa Tranquila and Isla Mujeres are close to many Mayan ruins, such as Chichen-Itza, Tulum, Ek-Balam, cenotes (underground pools), colonial cities of the Yucatan peninsula, water parks such as X-Caret, and more, all a full day trip experience.
Yes. Delivery service is mostly consolidated through group services, such as Isladelivery.com. If it is a rainy day, allow for at least 45 minutes for delivery, as they will be very busy. Our Guest Book will have suggestions for you.
